Narrow lot house design tips
Mike Davis writes: We recently finished designed and building a narrow lot home. The house touches all of the setbacks. It is 48W x 86D with 2124 square feet. It has a front garage with a side entry. The living-dining-kitchen-bfast area is open planning. The kitchen was designed for parties and cooking classes and the dining area is surrounded by brick columns and arches. The master br and bath are large and has a see- thru fireplace between the br and whirlpool tub. It has great views from the glass surrounded open plan looking out onto a covered rear porch and deck extension.What I dont like: The other two bedrooms suffered in sq footage because of the owners wish to have a large master bath as is typical today. The master br entry by necessity is open to the kitchen. The owner wanted a brick veneer covered with stained grout. I wont do that again. The floor is stained concrete. I will advise future clients to do something else. I dont like front garages, but again that had to be.
I enjoyed the challenge of drawing between the lines on this design. Hope this helps.
